As part of our commitment to providing the highest service standards in the industry, Investa operates a web and application-based Help Desk ‘Investa Connect’ to log and monitor tenant service requests. To ensure that requests logged by your staff are responded to as quickly as possible, an email will be generated by the system, which is immediately received by our on-site Facilities Manager on a hand-held device.
All maintenance and/or building requests must be logged through the Investa Connect for action. Logging your request via the portal rather than directly with an Investa staff member, will ensure your request is attended to as quickly as possible, by the right Investa staff member.

Should all staff members with a login be unavailable, another tenancy staff member can call the Investa Connect Helpline on 1300 996 888 to lodge an urgent request.
While tenants are responsible for maintaining their tenancy area, the Investa team can still assist via contractor recommendations or by arranging works for you.

Investa utilises Investa Connect as a Tenant Broadcast System to communicate building-wide or floor specific announcements.
Broadcasts will usually be in relation to works or initiatives which may impact the building, a specific floor, or particular tenancies.
Broadcasts are only sent to designated tenancy contacts. As suggested in the section above, it is important that at least two to three people within your tenancy are designated tenancy contacts, to ensure important building information is received.
It is the tenant’s responsibility to ensure their designated contacts are up to date on Investa Connect at all times, including email addresses and phone numbers.
Q | What does Base Building mean?
A | Base Building means those items which are not specific to your fitout. It includes the shell of the building, the windows, the building plant, equipment and services, the slab between floors, all common areas including ground floor foyers, lobby, bathroom amenities, car parks, loading docks and fire stairs.
Q | Who is responsible for the ongoing maintenance and capacity of the supplementary air conditioning?
A | You are responsible for the supplementary air conditioning, which has been installed specifically as part of your fitout. This includes its use, energy use, maintenance, and capacity to meet the preferred / designed requirement. You are also accountable for the air quality testing of this equipment (e.g. Legionella testing). Should you require further guidance in this regard, please don’t hesitate to contact your Building Management Team who can provide you with details of appropriate service consultants and/ or contractors.
Investa maintains the Base Building air conditioning system, which services your tenancy, but you are accountable for the design, layout and air balancing of this system on your floor. Investa conducts regular air quality testing in accordance with regulations and operates the building efficiently on behalf of the tenants.
Q | What gets cleaned within my tenancy? What is considered an additional cleaning service which attracts an increase in my tenancy cleaning charge?
A | The Tenancy Standard Cleaning Scope is the same across Investa’s buildings nationally. The cleaning of the building’s common areas and your tenancy is provided by the incumbent service provider and administered by your Building Management Team (unless otherwise agreed between you and Investa). The tenancy cleaning component is then billed via your company’s monthly rental invoice. Costs associated with the cleaning of the building’s amenities and common areas are included in the outgoings.
Investa offers additional cleaning services known as “Tenancy Special Clean”. This is a schedule of extra cleaning services that tenants can opt into, for an additional monthly sundry fee.

Q | What are my legal obligations in maintaining emergency and exit lighting and fire services in our tenancy?
A | Investa is legally required to confirm that all emergency electrical and fire services are compliant to current Australian Standards as part of our duty of care for all building occupants and tenants.
Where there is no fitout in place, Investa will provide emergency and exit lights to an open plan office layout. In accordance with Section 10, tenants will incur a charge for the review of fitout by Investa’s Fire consultant. The consultant will ensure that the proposed plans will meet the required legal standards.
Investa conducts regular tests to ensure legal compliance under Work, Health and Safety legislation. This will highlight areas where you may need to improve or update emergency electrical or fire services, to ensure compliance with legislation.
Q | Who is responsible for contracting, maintaining and purchasing power to all lights, equipment and wall power sockets within the tenancy space?
A | You are responsible for contracting, maintaining and purchasing power to all lights, equipment and wall power sockets within the tenancy space.
Investa is responsible for contracting, maintaining and purchasing power for the base building systems, central air conditioning, lifts and common area lights and equipment, on behalf of tenants in the building.
Q | Am I required to install and manage low water use fixtures and fittings in the tenancy space?
A | You are encouraged to install and manage low water-use fixtures and fittings in your tenancy space which reduces water use across the entire building.
Investa is responsible for contracting, maintaining and providing water to the base building and all tenancies, on behalf of all the tenants in the building.
Investa has a Water Management Plan in place for all buildings and a range of standard low water- use fittings and fixtures in bathrooms, to reduce water use.
All leaks should be reported to the Investa Connect Help Desk and will be rectified as soon as possible to help save water.
Q | Who allocates leased or licensed car spaces to company employees or contractors?
A | You are responsible for allocating leased or licensed car spaces to your own company employees or contractors.
Investa ensures that car parking spaces are allocated and used within the bounds of any Lease or license agreements.
Q | Who is responsible for maintaining and repairing carpets and blinds if damaged?
A | You are responsible for maintaining and repairing carpets and blinds if damaged during the term of the lease.Should you require further guidance in this regard, please don’t hesitate to contact your Investa Building Management Team can provide you with details of appropriate contractors.
Q | Are the Tenancy contents covered by the building insurance held by the building owner, or is the tenant required to take out contents insurance?
A | You are advised to take out your own interiors and contents insurance, like you would take out contents insurance in a rented home. Under your company’s lease, you are required to insure for the following:
Public liability insurance
Plate or float glass insurance
Tenant’s Property; and
Other insurances which are required by law or which, in the Landlord’s reasonable opinion, a prudent tenant would take out including those in connection with Tenant’s works on the Premises.
Investa is responsible for (but not limited to) insuring the base building structure, services, plant and equipment and common areas for the building’s full reinstatement value. It does not insure tenancy interiors or contents.
Q | Who is responsible for the repairs to a ceiling grid and tiles and/or make- good works?
A | You are responsible for maintaining and also repairing the ceiling grid and tiles, if damaged during the term of the lease.

Q | What are the Tenant’s responsibilities if assigning or subleasing our premises to another party?
A | If you are considering assigning or subleasing your lease to another party, please refer to your lease, as it will outline your company’s rights and obligations in this regard. You should then notify your Property Manager of your intentions.

Q | Who owns the entry doors to our tenancy?
A | You are responsible for the maintenance of the entry doors to the tenancy throughout the term of the Lease.

Q | We share our floor with other tenants. Who is responsible for the maintenance and cleaning of the kitchenette in the common area?
A | Investa is responsible for the maintenance and cleaning of all kitchenettes in common areas. Investa will work with you to ensure you know your neighbours, and have established working practices to efficiently and fairly share responsibilities for maintenance or special cleaning requirements.
